This house has 1,890 SF of living space and lots of cathedral space. There are three bedrooms and two and one-half baths, including the master bedroom suite on the first floor. A link to a separate garage is possible near the laundry, and on a sloping site a full basement can add additional living space and bedrooms. With traditional timber framing, SIPs on the walls and a built-up vented roof, this house is designed for lower operating costs and easier maintenance.

Nokomis Alternate

Making use of the same frame and exterior attributes as the above Nokomis design, this alternative design is 2,100 SF, has less cathedral space and all three bedrooms on the second floor. The dining room occupies a central position with views to the back of the house, and there is a small library room off the living room. The L-shaped kitchen has lots of counter space, with the fireplace separating the living room from the rest of the house.

Contoocook

This design has 2,616 SF of living space, with four bedrooms and three and one-half baths. The open first floor plan features a large cathedral living room at the back of the house and the possibility of two master bedroom suites, one on the first floor and the other on the second. With traditional mortise and tenon framing, SIPs on the walls, and a built-up insulated vented roof, this house will be cozy and have generously-sized rooms at reasonable cost.

This smaller, less expensive version of the Contoocook has three bedrooms all on the first floor. It has 1,900 SF of living space, with a loft on the second floor overlooking the cathedral great room, which is suitable for use as an office, media room or retreat. The living and dining rooms are at the back of the house with a deck, and the kitchen is conveniently located near the front door. This house is perfect for the smaller family, or those wanting single floor living at lower cost.

This compact design has 1,920 SF of space with a conventionally built attached garage. The entry leads directly into the living room, and the kitchen is conveniently located off the garage. Upstairs are a master bedroom suite and another bedroom and bath, plus a loft area leading into a bonus room over the garage. This more traditional design has lots of usable space, but no cathedral areas.

With 2,240 SF, the Donner plan is a slightly smaller, simpler, and less expensive version of our popular Lassen 2600. It features three bedrooms and two and one-half bathrooms, with a private master bedroom suite on the first floor. The heart of the plan is the cathedral living room, with open access to both the kitchen and dining room. Upstairs are two more bedrooms with a shared bathroom, plus a small loft suitable for an office. A two-car conventional garage is attached by a mudroom.
